In short: Good for spectators (onece you found it!) and very quick for runners.
In full: A decent course, let down slightly by a lack of directions to the course (marshals didn't know where car park was) and some very uneven road sufraces.
However, its pat as a flancake and quick as a result.
A good course for specatators to see you at least twice (3 times with some quick walking!)

In short: A PB is possible, but its great just to get through the tunnel for free for a change ;)
