In short: Good
In full: Undulating panhandle course generally uphill until after 8 miles. Downhill from 8 but leave a bit in the tank for 10-12. Very little traffic with friendly hedges providing shade for 30 percent of the way on a sunny day
Only problem for me was town car parks near the event filling up first leaving late comers a scramble to make the start.

In short: Forest 10 misleading as 5-6 miles were on road. Made a good training run with half marathons in mind.
